About this property

Park Court Aoyama The Tower is a 26-story Mitsui Fudosan Residential Lease flagship tower on a quiet inner block of Minami-Aoyama, just off the Gaien-Nishi-dori corridor between Aoyama-itchome and Nogizaka. Room 1501 is a 2LDK of 105.44㎡ built around a generous 25.9-jo living dining kitchen, with a 13.6-jo primary bedroom and a 6.2-jo second bedroom set on either side of the entrance hall.

Storage is unusually thorough for a 2LDK: a 2.7-jo walk-in closet off the alcove, a 0.8-jo shoes-in closet with linen space at the entrance, a 0.6-jo storage room, and a 2.2-jo pantry beside the kitchen. Residents have a staffed front desk and concierge, and a dedicated parking bay is available (contract required, ¥64,900/month, no early termination). This is a fixed-term (定期借家) two-year lease — see Property Details below for the terms that differ from a standard renewable contract. Move-in is required by September 30; viewings are available from early September.

Location
Yasuhiro's Note

Aoyama is one of the more understated addresses in central Tokyo — quieter than Roppongi or Shibuya, but 3 minutes from a subway junction serving three lines. This is a genuine Mitsui Fudosan Residential Lease flagship product: staffed front desk, and a storage layout (WIC, SIC, storage room, and pantry) that's unusually generous for a 2LDK. The trade-off versus some of my other Minato listings is that this one carries key money (1.5 months) rather than none, and the dedicated parking bay is a required add-on at ¥64,900/month rather than optional — worth factoring into the total monthly cost if you don't need a car. Move-in must happen by September 30, so this is a tight but workable timeline if you're relocating this autumn.
